AML3D Warehouse Relocation - Plympton SA

We assisted in reducing AML3D's occupation cost by one third by downsizing and moving them a better suited location closer to the Adelaide CBD and Airport.

They wanted a modern office warehouse in the inner west suburbs which was a very rare requirement. However we were able to secure an off-market opportunity during it's development.

We worked with Strong Pilates to distribute a market call for multiple locations throughout Australia.

Creative Concepts Warehouse Acquisition - Edinburgh SA

We searched the market on behalf of our client to lease an industrial warehouse.

We secured a brand new warehouse, ensuring the best possible terms and made the transaction as seamless as possible.

The Wash Site Acquisition - Keswick SA

We researched the best locations for a car wash and eventually secured the right property at a competitive rental.

We assessed the property based on various factors such as:

- Council Zoning

ASFA Mechanics - Site Acquisition

We met with the operator looking for a mechanical workshop in the north east suburbs.

We eventually found an existing mechanical workshop which was ideal for the Lessee. However, there were significant hurdles due to the previous operator changing the use to a Gym.

We facilitated a Council Change of Use, negotiated competitive Lease terms and managed the process until handover.

Universal Fitness - Franchising

We created a franchise campaign which generated more awareness for Universal Fitness franchise opportunities

BFT Site Acquisition - Hampstead Gardens

We met with a BFT franchisee looking to establish a gym in the north eastern suburbs of Adelaide. We made sure we understood the gym operator's requirements before conducting a thorough search.

There was limited commercial opportunities in this area, however we eventually found a retail space which had recently closed. We liked the space because it had;

-High clearance
-On-site parking
-Signage opportunities

We assisted the Lessee in changing the use from a retail shop to a gym. While this was happening, we were negotiating the lease ensuring highly competitive terms and a lease incentive to assist in fitting out the new premises.

We handled the negotiation and process up until settlement ensuring an easy process.

Outfield Cafe - Rent Review Negotiation

We were engaged to investigate a proposed market rent review from the Lessor.

We negotiated on behalf of the business owner to have the rent reduced.

What we did:
-Procured market based evidence.
-Professional submission to the Lessor.
-Successfully negotiated a rent reduction.

The owners now enjoy a rental rate which is more affordable and has guaranteed the viability of their business.

East Borough - Lease Renegotiation

We renegotiated a new lease agreement on more competitive lease terms.

We used comparable leasing data to justify our counter offer which helped lower the rental to a more viable level for our client.

Foodie Asian Grocery - Shop Acquisition.

We researched areas that would support an asian grocery.

We eventually found a great opportunity at an affordable rental.

Perfect Shine - Site Acquisition

We worked with the tenant to find a suitable site for a car wash.

After understanding their requirements and preference for the inner city western suburbs we did an in-depth traffic and competitor analysis and found an ideal site which ticked all the boxes.

We liked the site because it was;

-Under priced
-Corner location
-Main thoroughfare
-Good signage
-Dual access.

We assisted with Council Change of Use applications whilst negotiating the Lease Terms, handled correspondence and arranged a smooth handover.

Prezzo Ristorante - Lease Renegotiation

We liaised with Prezzo to understand their current situation and then prepared a Lease Strategy and Property Report, creating a clear roadmap on areas that could be improved.

As the business was based within the Adelaide CBD we gathered key traffic and occupancy data and successfully argued our points to the managing agent.

Workers had not returned to the CBD since the pandemic and
anchor tenants on the street such as two banks had closed and the current business environment was much weaker.

After back and forth negotiations we secured an outcome of a more competitive rental, better lease terms and reduced budgeted outgoings.

NDIS Provider - Site Acquisition

Due to explosive growth, the NDIS provider had outgrown it's leased premises. The problem was that they still had a significant term until the lease expired.

We advertised for a replacement tenant which took the lease over.

Once we had a new tenant secured, we arranged a Lease Assignment where the lease was transferred to a new party allowing the existing tenant to part ways and commit to it's more suitable premises.
